FOR HOMEOWNERS
Planning home improvements, a big expense, or a fresh look at your finances? I’ll help you understand your home-equity options and decide what makes sense for you.
Your equity is the difference between your home’s value and what you owe. How much you can borrow depends on the property, your finances, and the lender’s requirements.
A home equity line of credit lets you borrow against an approved credit line during a draw period. Rates are often variable, and payments can change. We’ll review the rate, fees, repayment terms, and any minimum draw before you choose.
A home equity loan generally provides a lump sum with a separate payment from your existing mortgage. Many offer a fixed rate and scheduled payments.
A cash-out refinance replaces your mortgage with a larger loan and pays you the difference after costs and any required payoffs. We’ll compare the new rate, closing costs, and total borrowing cost with keeping your current mortgage.
Home-equity financing is secured by your home. Approval, available equity, terms, and funding timing vary by borrower, property, and program.
LOOK AT THE WHOLE MONTHLY PICTURE
A 3–5% mortgage can sit alongside credit cards or personal loans at much higher rates. Replacing it with a 6–7% mortgage may reduce the combined monthly payment. Whether it’s a good move also depends on closing costs, how long you’ll keep the loan, and how quickly you repay the debt.
Consolidating balances can lower the total amount due each month and simplify several bills into one.
A fixed repayment schedule can make planning easier—especially if you avoid building the paid-off balances back up.
A home equity loan or HELOC may let you keep your first mortgage. Compare that with cash-out refinancing before deciding.
ILLUSTRATIVE MATH · NOT A RATE QUOTE
Results update automatically as you change the numbers below. This example treats other debt as a fixed-rate installment balance, not a credit card minimum-payment schedule.
Mortgage payments shown are principal and interest only. Taxes, insurance, HOA dues, mortgage insurance and tax effects are excluded. Closing costs are financed. Fixed rates, on-time payments, no new debt, and no prepayment penalties are assumed. Rates are hypothetical—not current offers or APRs. Actual eligibility, loan-to-value limits and costs vary.
The tradeoff matters: moving unsecured debt onto your mortgage puts your home behind that debt. Missed payments can put your home at risk. A smaller payment does not erase debt, and stretching repayment may increase total interest.
of surveyed cash-out borrowers in each year from 2014–2019 cited paying other bills or debts as a reason. That describes borrower behavior—not a success rate. CFPB research also found card balances began rising again after refinancing.

A DSCR cash-out refinance can let eligible investors access equity in a rental property. Qualification focuses on the property’s rental income relative to its housing payment, rather than the usual personal-income calculation.
Explore funds for rental improvements or your next investment, subject to the lender’s permitted business purposes.
Rental-income qualification can help investors whose personal tax returns don’t reflect their full financial picture. Credit, equity and reserves still matter.
Review the new payment, rent assumptions, vacancies, expenses, closing costs and any prepayment penalty before taking cash out.
DSCR means debt service coverage ratio. These are generally business-purpose loans for non-owner-occupied investment properties, not a way to refinance your primary home. Cash-out limits, rental calculations, seasoning and eligibility vary by lender. Example lending partner: Jet Mortgage.
